Inside, you’ll find a generous, open family room perfect for gathering and unwinding, along with a full-sized kitchen, dining area, and an in-unit washer and dryer for added convenience. Three spacious bedrooms comfortably accommodate up to eight guests: the first and second bedrooms each feature a queen bed, while the third bedroom offers two bunk beds, making it ideal for families, groups, or even solo travelers looking for a bit more space to relax. This property is perfect for outdoor enthusiasts, with dedicated storage for skis, snowboards, and other gear, ensuring easy access before and after a day on the slopes. Hello! I'm Justin and I am the owner of the home and your Airbnb host. I live alone upstairs and take great pride in providing the best possible experiences for my guests, so please don't hesitate to reach out with any questions, recommendations, or requests. I work remotely from home as a leadership coach for a company here locally in UT. Also, please note that guests are only allowed 2 parking spaces in the driveway, and street parking is not allowed per city ordinance for short-term rentals. If you need accommodation for additional cars, please contact me for approval before booking. The hot tub is available upon request, with advance notice only to ensure it’s prepared for your arrival. Please inform me at booking or prior to your stay if you plan to use the hot tub, and I’ll be happy to review the usage guidelines. This allows me to heat and balance it properly, as it is not typically kept hot outside of guest bookings.

If you are unable to arrive during normal check-in hours (4pm-11pm), please notify host prior to arrival. This is to help avoid any issues that may arise during check-in and ensure you can access the space if you encounter any difficulties. House Rules - Quiet Hours: 11:00 p.m. - 7:00 a.m. Please enjoy the backyard during the day, but keep noise levels respectful at all times. - No Pets, Parties, or Events: Unauthorized pets, parties, or events are strictly prohibited. - No Smoking: Smoking, vaping, and illegal substances are not allowed on the property. - Parking: Two cars maximum in designated spaces. No street parking allowed per city ordinance for short-term rentals. If you need additional parking, please contact me about availability. Additional Policies: - Shoes are not to be worn indoors. - Food and drinks are permitted only in the dining and living areas. - Hot tub is only available upon request with advance notice to ensure it’s prepared for your stay. Please let me know at booking or before arrival if you plan to use it so I can heat and balance it properly. All guests who use hot tub must agree to posted hot tub rules including hours of operation (7 am - 10 pm) and showering off before entering. - Outdoor Bluetooth speakers require prior approval. - Store all outdoor gear, like skis and snowboards, in cars or the garage (access code available on request). These items are not allowed inside the apartment.

Neighborhood

Located walking distance of trails, parks, and amazing views of the Wasatch Mountains. For my skier and snowboarded guests, I am a 5 min drive from a UTA Ski Park & Ride (approx 2000 east and 9400 south) with easy access to Alta and Snowbird. If you prefer to drive, I am approximately 25 minutes from Alta and Snowbird ski resorts in Little Cottonwood Canyon and about 35 minutes from Brighton, Solitude in Big Cottonwood Canyon. These drive times are approximate and do not factor in traffic which can increase drive times significantly during ski season. Please plan accordingly. I am also a short 12 minute drive from the Mountain America Expo Center. $10-15 Uber ride to most of these places depending on day/time.

Guest Access

Guests have exclusive access to the entire apartment, accessible through a private entrance for a seamless, independent stay. Two dedicated parking spots are conveniently located near the entrance. The backyard is available for outdoor relaxation when landscaping work is not in progress. If you’d like to use this space, please let me know in advance, and I’ll do my best to accommodate. The hot tub is available upon request, with advance notice to ensure it’s prepared for your arrival. Please inform me at booking or prior to your stay if you plan to use the hot tub, and I’ll be happy to review the usage guidelines including the hours of use from 7 am - 10 pm. This allows me to heat and balance it properly, as it is not typically kept hot outside of guest bookings.

Great option if you're skiing the Cottonwood Canyons. With one bathroom, 4 adults is probably the maximum capacity. Hot tub was nice, but jets didn't work on the 2nd day. If you're not tech-savvy, the TV can be difficult to figure out. All in all, a great value.

My friends and I booked Justin's place for a ski trip. It sits right outside the entrance to Little Cottonwood Canyon. It's in a quiet, beautiful neighborhood, and we needed a place that had multiple bedrooms and beds for four people. The house was very easy to find and the instructions to check-in, where to park, codes for the garage/entrance etc. were all listed in the instructions. We booked this place as it had a hot tub, and if you let Justin know you will be using it during your stay, it will be prepped and ready. As some might find a drawback being the single bathroom, it comes with tons of extra towels, and a very large towel rack in the bathroom to accommodate all those staying. The unit is downstairs under the main part of the house, and is fully stocked. Justin does an extra good job to ensure you are enjoying your stay. We loved staying here and highly recommend it to anyone needing a place close to the resorts. Thank you Justin for the amazing accomidations!

6 of us stayed in Justins basement for a ski trip and it couldn't have gone better! Right near the base of little cottonwood canyon for great skiing. Some great hikes with horses nearby as well.

My family stayed at Justin's place for a family wedding we were in town to attend and we were immediately made to feel right at home. Facility was excellent and Justin kindly checked in on us frequently to see if we needed anything. He was also a great tour guide to the "out-of-towners".
